We can help you find a new home more quickly if you tell us the following:-

 

Where do you want to live ?

  • Do you want to live in a certain area, town, district or street ?

  • Do you want to live within a certain travelling distance ?

  • Do you want to be on a certain bus or rail route ?

  • Please provide us with alternative towns/villages you may consider.

How much rent are you prepared to pay ?

  • Decide how much you are prepared to pay and let us know.

  • Sometimes an extra £5.00 a week might open more choice for you and might even provide you with a bargain.

When ?

  • Let us know if you want us to move in a few days, weeks or months - we can't promise to re-locate you overnight (the paperwork takes a couple of days) and you really shouldn't move without a properly prepared Tenancy Agreement to protect you.

What Next ?

  • Read the Terms of Business that follow and make sure you understand them.  Contact us if there's anything we can help you with.

  • Send back the Registration Form and the form to confirm you have understood the procedure.  We need these before we can start introducing properties to you.  It is part of our job to try carefully to match the right tenant with the right landlord.

  • We'll put you on our priority mailing list.  Whenever we have a surplus of properties we compile a list and circulate it to all registered prospective tenants.  There is no charge for this and it means you will receive notification of properties before they are even advertised in the local paper.

We shall endeavour to match your requirements with one of our available properties.  in order to help us to help you, we would be grateful if you would complete the questionnaire and return it as soon as possible in the envelope provided.

You should be aware of the following terms:-

Furnished
This generally means the property is quite well equipped but normally excludes such items as a  television, video recorder, linen.

Part Furnished
This generally means carpets, curtains, kitchen appliances and light fittings.  You as the tenant will be expected to provide furniture, crockery, linen, cutlery etc.

Unfurnished
This generally means that the property is completely empty with perhaps the exception of the carpets, curtains and light fittings (but no shades).  You will provide all furnishings and equipment.

Security Deposit

All tenancies are granted subject to the tenant providing one month's advance rent plus a security deposit of a sum equivalent to one month's rent.

In the event of a property being tenanted by three or more unrelated persons, a further security deposit equal to one month's rent will be required.
 

Rent

Rent is normally payable monthly in advance.  You will be notified of the landlord's preferred method of payment.  Usually this is by Bank Standing Order on the same day each month.

When  calculating the rent per calendar month it should be noted the weekly weekly rent is multiplied by 52 and then divided by 12 to arrive at the correct figure.

All agreed rents exclude domestic bills.  You will also be responsible for payment of the appropriate Council Tax on the property, directly to the local authority for the period of your tenancy.

You are required to maintain adequate Contents Insurance on the property.

All tenancy applications must be supported by suitable references.  Once a tenant has proposed to take up a tenancy and the landlord has agreed it, applications will be made for a credit search to prove the tenant's financial reliability.  This requires that you supply details of your current and previous landlord(s) or mortgage company, your current and previous employment details, your bank account number and the name of a personal referee.  All of these bodies will be required to provide information for the purpose of your tenancy.

When signing to confirm that you have read the HomeLet Terms of Business, you are also providing your authority for us to conduct the above credit reference which will take place only when you have proposed to take up a tenancy.

Tenancy Agreements

The Tenancy Agreement for the property is an Assured Shorthold Tenancy Agreement.  A draft copy is available to you upon request.

If there is anything you don't understand you should contact either a solicitior or a Citizen's Advice Bureau.

Our Charges

The successful tenant will be required to pay £95.00 towards the costs of preparing the Tenancy Agreement the costs of the Credit Reference and payment of the Stamp Duty.  There are no other charges payable to ourselves and there is no VAT.

We do not make a charge for introducing you to suitable landlords or for sending our lists to you.  Applicants who do not take up one of our tenancies do not pay any charges.

Cancellation Charge:  If, after you have made an offer to a landlord and that offer has been accepted you subsequently withdraw from the transaction for any reason whatsoever, we reserve the right to charge for our out of pocket expenses.  This is particular relevanec once a Tenancy Agreement has been prepared for your signature bas we shall then have incurred costs.  The cancellation charge in this case would be £50.00.

Advance rent and deposits are due to be paid at least three working days prior to your signing the Tenancy Agreement.  A receipt will be provided.  Please make all cheques payable to HomeLet.
